Strengthening Neighborhoods

HUD's Officer Next Door program is a one year initiative designed to encourage law enforcement officers to live in the communities they work in.

The Officer Next Door initiative will strengthen communities by both helping to stop crime before it happens and promoting homeownership opportunities. Through OND, HUD-owned single family homes will be made available in designated communities at a 50% discount for law enforcement officers. If an officer qualifies for an FHA-insured mortgage, they can acquire the house with as little as $100 down.

The program targets, but is not be limited to, 24 of the largest metropolitan regions in the U.S. Almost 600 homes of the goal of 1,000 have already been sold to police officers in 29 states.

  • How the Program Works: Police officers can purchase HUD-owned properties located in specially designated revitalized areas at a 50% discount from the listed price (e.g. a $100,000 home will be available for $50,000). Additionally, to make properties more affordable, in those instances where the property has an FHA insured mortgage, the down payment can be as little as $100.

  • Promotes Public Safety: It is widely believed that communities benefit when law enforcement officers live in the communities they serve. Supporters of this concept point to such things as quicker responses to emergencies, crime deterrence and economic boosts to local businesses. Additionally, it is felt that by becoming "stake holders" in the community they serve, sworn public safety employees will become more committed to serving its needs.

  • Encourage Homeownership: By offering homes at a drastic savings, it allows far more officers the opportunity to become homeowners in the communities they serve. The only requirement after purchase is to maintain residency for three years.
