Elderly Veterans Come First in Viera

On May 3, 2013, community leaders, local dignitaries and officials celebrated the Grand Opening of the Viera Manor Assisted Living Residence - a new senior residential community facility located in Viera Florida, a master-planned retirement community near Melbourne in Brevard County.

The $10.4 million, two-story facility is designed to provide assistance with daily living activities for an elderly population. Located on 15 acres with over 63,000 square feet, Viera Manor will accommodate 102 residents in 66 studio apartments, 14 one-bedroom and 6 two-bedroom units and enjoys many amenities. Prices vary depending on the apartment chosen and the extra services received.

The housing complex is near the new Viera Medical Plaza, the Viera Hospital, and adjacent to the only Brevard County-based Veterans Affairs (VA) Outpatient Clinic which serves more than 1,000 patients per day. Inside the 42 acre Viera Health Park, the Viera Manor is on VA-owned property and leased to the owners with a provision that specifies eligible veterans receive "priority placement" and a 10% discount - although non-veteran applicants are eligible to apply as well.

Veterans are seeking new residential opportunities linked with VA medical and healthcare services across the country. Viera Manor's "Enhanced Use Lease," is one of four unique VA Supportive Housing projects in operation: the other three facilities on property leased to private entities providing services to veterans include a congregate care facility in Batavia, New York; an independent living facility in Danville, Indiana, and an assisted living facility in Hines, Illinois.

The Viera complex (http://vieraassistedliving.com/) was financed with an FHA-insured $8.3 million mortgage under HUD's Section 232 Mortgage Insurance for Residential Care Facilities Program.
