Partnership between
Georgia Department of Community Affairs and
Atlanta Multifamily Hub

Since the early 2000s, the Atlanta Multifamily Office has worked closely with the Georgia Department of Community Affairs (DCA) staff to make the FHA Insurance Programs work with the 9% Low Income Housing Tax Credits (LIHTC). Each Program has its own guidelines and timeframes. This partnership has been invaluable for FHA in that it has helped to ensure that Multifamily carries out the mission of HUD - which is, in part, to provide access to good affordable housing. Since 2002, 4,859 units of affordable housing have been built or rehabbed in Georgia, with a combination of LIHTCs and FHA insurance. This would not have been possible without the LIHTC equity, along with our FHA insurance.

In appreciation of this partnership, Bob Young, Atlanta Regional Director, presented a Certification of Appreciation to Mike Beatty, Commissioner of Georgia DCA in recognition of DCA's efforts to improve and increase affordable housing in Georgia through use of the FHA Insurance programs in connection with the Low Income Housing Tax Credit Programs. This has advanced the mission of the U. S. Department of Housing and Urban Development and the Federal Housing Administration.

In addition, a presentation was given by Multifamily staff showing examples of the finished product when LIHTCs has been combined with FHA Insurance. Below are pictures of the Certificate of Appreciation ceremony, and a before and after picture of a substantial rehabilitation in Macon, Georgia.
