A seasoned 40-year real estate agent's life is forever touched by the sale of a HUD home. Debbie Richardson, Louisville Home Store Realtors, Inc., knew an investor whose sister had never owned a home and lived with her daughter in South Carolina. Her daughter had just graduated from a military academy and was set to move to Kentucky.

Richardson got the call that the mother wanted a HUD Home that they had listed in Kentucky. Through the financing of the brother, they submitted an offer that was awarded. The buyer was not e-signature savvy, so they had to do the long way of signing with the assistance of the daughter and overnight the paperwork.

"This is my first home," exclaimed the buyer, well into her late 50s. She was so overwhelmed and happy at the closing table that she broke down and cried.

"Real tears and a humble heart," said Richardson. "Some people never think that they can be home owners. I will forever remember this precious lady and the effect she had on me."

The buyer's daughter will be moving to Kentucky as well and may find a HUD home of her own.
