Landsman Gardens: Newly Revitalized 100 Family Development

On January 8, 2015, the Southern Nevada Regional Housing Authority (SNVRHA) unveiled to the community the newly revitalized Landsman Gardens Apartments. This project is unique as it is one of the first projects in the Nation to utilize the HUD Rental Assistance Demonstration (RAD) Program, and the 1st in the Nation to utilize HUD's FHA Mortgage Insurance product.

Landsman Gardens is a 100 unit family development built in 1971 and served the community as a Public Housing development for low and moderate income families. In 2012, the SNVRHA discovered many significant issues with the dated units' physical condition including mold, asbestos, and lead based paint.

After evaluating many rehabilitation options and even considering demolition, the SNVRHA diligently took the initiative to utilize the new HUD RAD program to completely gut the units and rehabilitated them from the floor to the roof. They created a revived community preserving the much needed affordable housing units in Henderson, NV.

The Landsman Gardens project is a pioneering initiative and a true representation of a public/private sector collaboration. Partners in the deal included the SNVRHA, Affordable Housing Inc., EJP Consulting Group, LLC, Parker Nelson and Associates, PNC Bank, State of Nevada Housing Division, Wells Fargo Housing Foundation, the City of Henderson, the Federal Home Loan Bank of San Francisco, City National Bank, Citi Community Capital, and HUD.

HUD Las Vegas Field Office Director Brian A. Sagert and Multifamily Director Frank Castro attended the grand opening and participated in the dedication ceremony.
