Homes in the Valley Green housing development in northwest Sioux Falls are selling fast. Here's why. The homes are listed for sale at $105,700, and they are appraised for $117,000. It's called instant equity. The homes have energy efficient windows and insulation and the price includes appliances.

The recent ribbon cutting ceremony highlighted the hard work, dedication and partnerships that made this affordable housing development possible for families living in Sioux Falls. The homes are being built through the Sioux Empire Housing Partnership with construction funding from local lenders.

Potential buyers must be credit qualified and can make up to 80% of the area median income. For a 2-person family that limit is $38,450; for a 4-person family the limit is $48,100. First time homebuyers may also be eligible for down payment and closing cost assistance up to $8000 from the Homebuyers Assistance Program through the city of Sioux Falls.

Of the 49 homes planned, six have been built and are already sold. The next six are going quickly. For a payment of about $780 a month (includes principal, interest, taxes, mortgage and property insurance), families can hardly afford to pay rent instead of buying.
